To specify the norms of behavior, a landlord and a tenant create a special contract — a so-called rent agreement, which fixes some rules that have to be obeyed if the tenant wants to continue living in the apartments.
But what the tenant refuses to follow the rules? To solve such kinds of troubles, people came up with the Eviction Notices.

Eviction Notice Types in Pennsylvania
In Pennsylvania, there are four main types of Eviction Notes. Among these are the following:
- 10-Day Eviction Notice to Quit (Rent)
- 10-Day Eviction Notice to Quit (Drugs)
- 15/30-Day Eviction Notice to Quit
- 30-Day Eviction Notice to Quit
Let us now take a closer look at each type.
The Notices of the first type are also called Non-Payment of Rent. As the title prescribes, these documents are used when the tenant fails to pay the rent on time. In this case, if he/she received such Notice, one has two options: to either pay the full sum of the debt or to leave the apartment.
The Notices of the second type, also referred to as “Illegal drugs,” comes into force when the tenant is caught using illegal drugs. For a landlord, it does not matter where exactly this act of violation occurred: in the apartment or somewhere else. None of us wants to have drug users or drug dealers as our tenants. That is why the landlord has the right to evict the tenant in this situation.
The third type of Notices is called Non-Compliance. Non-Compliance, in this case, means breaking some rules other than non-payment of rent. These might be breakages or destructions of the property, for instance. In this case, if the tenant has been occupying the apartment for a year or more, he/she has 30 days to fix the situation. If less than a year, then for a tenant, there are only 15 days to solve the problem.
The last type on the list is connected with the Month-to-Month Tenancy. For residents of Pennsylvania, there is no specific law covering the amount of time to give to the tenant to leave the apartment if the landlord decides to stop renting one’s property out. There are two ways for regulating this case: either to mention this point in the rent agreement in the beginning or to use a standard amount of time equal to 30 days.
Pennsylvania Eviction Laws and Requirements
For Pennsylvania residents, there are some special points to consider if they are planning to create an Eviction Notice.
In Pennsylvania, there are no specific laws considering the Rent Grace Period. This period is to be specified when the landlord and the tenant come up with their rent agreement. A concrete period must be added to the document and later used if necessary.
Pennsylvanian landlords have three options for how to “send” the Eviction Notice to their tenants. These options include:
- Giving the document directly to the tenant’s hands. This will mean that the days start to be counted from the day the document is handed over.
- To leave the Notice in the principal building.
- To leave the document in the rented apartments.
Try to make sure that the tenant received the Notice. Otherwise, the conflict will not be resolved.
Pennsylvanian laws are specifically strict when it comes to renting property and using illegal drugs. In this case, a landlord is completely empowered to use a Notice to evict the drug-using or drug-manufacturing tenant from one’s apartments.
What Is the Eviction Process in Pennsylvania?
The Eviction process in Pennsylvania goes in several steps. They are the following:
